The alarm monitoring will be included via HOA dues, so we would have a single payer (aside from add-ons which would be direct from TKC to homeowner). Would initially be around 200 homes. We currently have the all in one commercial and we also have the residential. Is there a different contract that allows me to include all the properties in a single contract? Dave ************************** Response ************************** If you are dealing with the same owner that has multiple locations you should use the Rider for Multiple Locations together with the appropriate contract, such as the Commercial All in One or the Residential All in One. It can also work with the Fire All in One, but fire alarm installations are really different for all jobs so it's harder to use for fire alarm installation. If you are doing fire alarm monitoring and inspection the Rider for Multiple Location works well. How it works. You enter into the main or master contract. The Rider for Multiple Locations then references the main contract and permits the subscriber to send you request for new location, you quote the price, the owner approves, you do the job; a new contract is not required. The Rider will not work with different owners. Getting back to Dave's job above, he would have the developer sign a Commercial All in One for installation of the systems. [Note: Be careful because the Commercial All in One does not cover fire alarms; you will need to carefully describe the added smoke and CO detectors in the Schdule of Equipment and Services. You can also use the Residential All in One for the master contract but that too will need some modification for the deal since it's designed for single use]. Once a home owners association is formed that HOA or POA will sign a Commercial All in One which will be for the monitoring of all separate homes and perhaps HOA common area. Each home owner would then sign a Residential All in One, which would indicate that basic monitoring is paid by the HOA but add-ons would be paid by the home owner. Still confused?
