More on how to handle several challenges to residential contracts from article on July 14, 2026
*************************
Ken,
Mitch makes an excellent point in the July 14th 2026 article. When auto-renewal clauses get struck or modified, the risk isn't the negotiation itself. It's forgetting that the exception exists two years later when nobody remembers the deal terms and the contract quietly lapses while you keep monitoring.
This is exactly the problem we built Loyva to solve. Loyva is an eSignature and eVault platform designed for the alarm and security industry, and every agreement stored in the vault carries its own auto-renewal setting. If a customer negotiates out the auto-renewal clause, you flag it once at signing and the system takes it from there. Built-in reporting shows every agreement by renewal status and expiration date, and automated alerts notify your team ahead of expiration, much like the 90, 60, and 30 day CRM notes Mitch recommends, except no one has to remember to create them. Dealers choose Loyva because it turns these special conditions from tribal knowledge into something the system tracks and surfaces on its own. A signed agreement is only as good as your ability to know what’s in it and when it expires.
Happy to show any of your readers how it works.

Keeping track of contract expiration is a great feature of your software.
Once in a while we get a challenge to the automatic renewal provision, which is surprising because the K&K contracts provide for month to month renewal terms. Most challenges evaporate when I insist on adding this to the Term paragraph.
“This contract and all services being provided shall terminate upon expiration of the term without notice at 5 PM on the day of termination. Alarm Co shall not be responsible for providing any notice of termination of the contract and services except to AHJ if required by law or practice.”
