            Yes K&K does have a Standard Virtual Video and Audio Contract that is used to replace the building doorman or guard service within a building or surrounding areas.  This form is not on our on-line order form and should be ordered directly from our Contract Administrator Eileen Wagda by calling her at 516 747 6700 x 312 or emailing her at EWagda@Kirschenbaumesq.com.
            The cost of surveillance and access control is obviously cheaper when performed remotely by a central station operator rather than one or more roving guards.  In many ways the remote virtual guard service is more effective, cheaper and less risky for the customer; the alarm and guard company too.
            You have to remember what a guard's function is when on site; it's to be the eyes and ears of the property owner.  What is most certainly is not, is intervention, and that is the source of much confusion for guard companies, guards and customers.  Consider what's going on in our society and court system today when it comes to accountability, use of force, injuries, deprivation of perceived civil and constitutional rights and curtailing and loss of qualified immunity for law enforcement personnel, which, need I remind you, does not include prosecutors or judges.
            The simplest example is best to illustrate the potential risks with on-site guard.  Guard is stationed in lobby entrance.  Tenant, or owner or someone lawfully on the property, is accused or attached by someone who is not lawfully on the property; in plain view of the guard.  What is the guard supposed to do and what does the guard end up doing in most scenarios?  It doesn't matter if the guard is armed or unarmed, in uniform or street clothes, a "brute" or someone less threatening.  The guard's function is to call 911, not to intervene.  That simply isn't human nature so most guards end up getting into the altercation in the first instance or intervene at some point.  This puts the guard, the guard company and the owner at risk of being sued, either by the innocent person lawfully on the premises or by the attacker who had no business being on the premises in the first place.  This threat is "virtually" eliminated by having virtual guard service because the virtual guard is a central station operator who can only announce the surveillance and call law enforcement for help. 
            I don't know where this service began but I designed this contract for a client at least 15 years ago for buildings in Manhattan.  There seems to be a market for this service in larger cities, though I think it should be popular in many other environments.  It's really very similar to the Commercial Mobile Surveillance Lease for use at temporary construction and other sites.  It's similar to access control and two way audio service.  What distinguishes it is the 7 day 24 hour monitoring service with live operators [no doubt to be replaced if robots, if that hasn't happened already]. 
            This is a service you should be offering your customers and it's likely to become more popular.  Be sure to use the proper contract for providing this or any other security or fire service.  If we get enough interest in the service we will add the form to our contract forms at www.alarmcontracts.com.
