contract questions

Ken
Quick question on the commercial contracts.
Who's name goes on it? the Business name? It needs to be signed by a manager type?
Regarding combination fire and burg in a commercial environment, would customer have to sign both the Commercial All in One agreement and the Commercial Fire agreement? How do we handle the monitoring fees? Both systems are one account and one fee. List fire with the monitor fee and burg without? List both with monitor fees?

A lot of quick questions. Here's quick answers.
The customer's name going on the contract. The full name. It's probably a corporation, in which event its name must include one of the following: inc, incorporated, corp, corporation,Ltd or Limited. If it's an LLc then it must have LLC or Limited Liability Company. The contract will be signed by an officer or manager of the corporation and by the managing member of the LLC or authorized agents. Be sure the principal authorizes the agent.
When you install commercial fire and security in the same premises the fire alarm, in my opinion, is the primary system. The panel will need to be approved for fire. I believe fairly recently NHFA [and various AHJs] have approved combination panels so you can hook your security system into the fire alarm panel. You should be using the Fire All in One for the fire alarm system. You should be using the Commercial All in One for the security system. You can indicate on the security contract that the system will be tied into the fire alarm panel. You can indicate on both the fire contract and the security contract that the monitoring charge in the fire contract includes the monitoring for the security system. That's how I would handle it. We do offer as a Standard Form Agreement a Fire All in One with Security System Rider. That form can be used when installing a commercial fire alarm and a security system. You would not use that form for just a security system. I do prefer the separate All in One agreements for fire and security, but the combination form is available. These forms are discounted during the contract sale.
