          Many residential communities are replacing 24/7 guards with electronic remote monitoring service.  Typically the alarm company will contract to install cameras, video and audio and access control to open and close gates for vehicles to ingress and egress the community; similar to virtual doorman operation which screens those seeking entrance to a building by camera and audio and then remotely unlocks the door if appropriate.  With Gate Service the alarm operator will be able to see and talk to and hear someone seeking entrance to the community, and when appropriate raise the gate permitting a vehicle access.  Egress is monitored by camera but there is typically no central station operation intervention when someone is leaving. 
          Gate service is on the very high end of security, as you can imagine, because it involves many cameras [often throughout a community common areas], audio and access control capabilities and, the particularly costly part, the 24/7 central station operator service to screen everyone entering, other than those members of the community who have card or FOB access, usually through a separate automatic gate.
          Some alarm companies will install the kiosks what house the electronic equipment and even the gates, though gates are usually installed by the community with a separate contractor who will coordinate the electronic component for raising and lowering the gate. 
          Not only will cameras and audio be recording the interview at time of ingress, but the cameras will be recording egress and often travel within the community. 
          Those of you offering this service, or thinking about offering it, will need proper contract protection.  The Commercial All in One has been updated to include this service; you won’t need a separate contract for it.  If this service is all that you do then you may want a separate contract and that is also available.  This Gate Remote Service is available in the Sales contract and Lease in the Commercial All in One forms.
           You should also know that, like other services you offer, you will have to explain your equipment and services in the Schedule of Equipment of Services [many of you use your proposals for this schedule].
