Smart Water Shut off Valves – Contract update
*************************
Damage from water flow is a serious problem and a source of liability exposure for alarm companies.  Water detection devices have been available a long time.  Detection however often isn’t enough because water flow can be fast and extensive.  A fire can start and spread quickly if left unattended or extinguished by a premises-wide fire suppression system [typically a sprinkler system] causing premises-wide damage from either the fire or water.  The smart water shut off value can be used to shut the entire water source for the premises with one valve.  The potential to limit damage is enormous.
High end residential customers with vacation homes should welcome this service as an addition to their intrusion and fire systems.  Many of these customers also have environmental systems that monitor temperature, humidity and other conditions.  Of course you don’t have to have a high end home to want up to date detection and protection, so the device should be made available to all of your customers.  By the way, I am using the term customer [rather than subscriber] because I use that term when referring to a customer for whom you are selling and installing a system.  Once RMR is involved I tend to use the term Subscriber.  Since RMR growth is the goal in the alarm industry you’ll be happy to know that once installed the smart water shut off device does require RMR monitoring or at least remote access to shut the valve [I suppose it can be automated in some way] and that will require RMR payments by the Subscriber to keep the remote access available.
While the smart water shut off valve could arguably be included in the All in One contract provisions this device does have at least two unique characteristics distinguishes it from other electronic alarm devices.  Can you guess what they are?  Times up.
The smart water shut off valve should be installed by the customer or by a licensed plumber [if you bring in the plumber] or if the customer brings in the plumber you don’t care if he has a license.  The point is, you should not be installing the smart water device.  The other distinguishing feature is that the smart water shut off valve is not a detection device [like all other alarm devices]; it’s a damage prevention device.
Smart water shut off valve devices are offered by various manufacturers, one of whom is alarm.com.  Since we offer an alarm.com rider to go with our Residential All in One we have updated that form.  It was recently updated to include Connected Car, and now it includes the smart water shut off valve. The All In One has also been updated to include the smart water shut off device.
