Ken,
          If we’re installing a burg/fire system in a commercial setting with smoke detectors on it, but it is not a fire alarm system to code (clearly stated on the proposal and disclaimer notice), do we need the client to sign the commercial contract and the fire contract or just the commercial contract?

          Be cautious when installing a commercial fire alarm system without complying with code requirements and the requirements of your local AHJ for application and permit.  While you can contract to protect you against your customer you leave yourself wide open to enforcement officials for code violations [licensing too] and potential third parties who claim injury as a result of relying on the fire alarm system.  Not all jurisdictions treat commercial fire alarms the same, so just be mindful of how your jurisdiction handles the issue.
          If you are installing or providing after-install services for commercial security systems, such as cameras, access control and intrusion systems among others, you need to get the Commercial All in One signed, and you also need to use the Disclaimer Notice and get that signed.
          If you are installing fire alarm components you have to use the Fire All in One and be sure not to select the “to code” box; leave it unchecked.  The fire alarm is not intended to be to code and this provision makes that clear along with another provision below it.  This would be another time that the Disclaimer Notice be used, because you surely didn’t recommend not installing a fire alarm not to code. 
          There is a combined Standard Form Agreement for fire and security alarms, the Fire All in One with Security Rider.  This form can be used instead of separate Fire All in One and Commercial All in One, but is suitable only if you are installing commercial fire all of the time; this form is not suitable for security system alone.  So this form is great if you always install fire alarm [or provide the after-install services] and sometimes add a security system.
