     TO ALL PARTIES IN INTEREST:

     PLEASE TAKE NOTICE that pursuant to Section 363 of the Bankruptcy Code and
Bankruptcy Rule 6004 the Trustee, KENNETH KIRSCHENBAUM, intends to sell to Amy
Luca and Louis Sanderson,Jr., his right, title and interest in the real property commonly
known as 891 Fairfield Avenue, Westbury, New York, 11590 for the sum of $301,000.00
free and clear of liens, encumbrances, claims or other interests which may exist. 
     The debtors scheduled the property as having a value of $215,000.00.  The
Trustee engaged a real estate broker, Realty Experts, Inc, located at 3317 Merrick Road,
Wantagh, NY 11793 (516-826-9300) with the Court's authorization, to market the
property. The highest offer was $301,000.00.  The existing mortgages total
approximately $171,000.00.  A brokerage commission of $13,545 will be requested by
the broker.  The debtors claimed their homestead exemption of $20,000.00.  There
should be a balance for the estate of $96,455.00.  The debtors have scheduled
unsecured claims of $77,427.06.
     
     The Trustee has entered into a written contract with the proposed purchasers and
has received a contract deposit of $10,000.00.  The estimated closing date is September
13, 2002 or as soon thereafter as the Court approves the sale.  The Trustee believes that
this offer is fair and reasonable and its acceptance to be in the best interest of the estate.

     Any objection to said sale must be in writing, filed with the Clerk of the United
States Bankruptcy Court, Long Island Federal Courthouse, 290 Federal Plaza, Central
Islip, New York, 11722 and personally served upon the United States Trustee, Long
Island Federal Courthouse, 290 Federal Plaza, Central Islip, New York 11722, and upon
the Trustee, KENNETH KIRSCHENBAUM, on or before 12:00 o'clock noon on
September 5, 2002.

     A hearing to consider the proposed sale will take place before Bankruptcy Judge
Dorothy Eisenberg,  on September 10,2002, at 10:00 a.m., at the United States
Bankruptcy Court, Long Island Federal Courthouse, 290 Federal Plaza, Room 760,
Central Islip, New York.  If any objections to the sale are timely filed and served, they will
be considered by the Court at that time.  In the event no objections are timely filed and
served, the Court may approve the sale at the time of the hearing and the closing may
take place as scheduled herein without any further notice, or as soon thereafter as is
feasible.
